A ceiling stain, a gutter pulling away and a roof due for replacement lead to different scopes. You can describe what you see without diagnosing it first.
Our roofers inspect the concern, explain the condition and discuss the appropriate work. For a commercial property, include the building use and any access or operating constraints.
Use leak and emergency repair for active water entry, the inspection page for an uncertain condition, or the material and replacement pages for work you are planning. The commercial hub covers systems, drainage and roofing around building operations.

A useful estimate explains what the price includes. For replacement budget context, the cost calculator uses published regional ranges; a measured proposal establishes the scope and price for your roof.
Look for the relevant details below when comparing proposals. A small repair and a full replacement need different levels of detail, but both should make the agreed work clear.
The estimate needs a reliable quantity for the work. Measurements may combine site assessment and suitable measurement tools.
How many coverings come off, and what it costs to haul them away. A quote with the dump fee left out is not cheaper, it is incomplete.
Soft sheathing only shows after tear-off. The estimate should name the unit, the rate and who approves the swap, so the number cannot be invented on the spot.
Ask about the work sequence, protection, cleanup and the expected schedule. Weather, access and concealed conditions can affect the duration.
Confirm the workmanship terms and any manufacturer coverage offered, including conditions and exclusions.
An estimate that names all of the above can be set beside another one and compared line for line. An estimate that names none of them cannot, whatever number sits at the bottom of it.
These are worth settling before a roofer is standing in the driveway. Registration anyone can verify, insurance certificates issued straight from the carrier, and a description of the work specific enough to price against a rival bid are what make comparison possible at all.
Check the exact business name and current record with the Oklahoma Construction Industries Board. Commercial work needs the commercial endorsement. The new residential endorsement is in a transition period beginning January 1, 2027 and becomes mandatory January 1, 2028; confirm current requirements when hiring.
Two policies matter on a roof: general liability, which answers for damage to the property, and workers' compensation, which answers for anyone hurt on the job. Ask for a certificate of insurance from the agent or the carrier, not a photo on a phone, with the coverage dates readable. Oklahoma does set a floor: the Construction Industries Board requires general liability of not less than $500,000 to register for residential roofing, and not less than $1,000,000 for the commercial endorsement. That is a registration floor the roofer must carry. It is neither a price nor a guarantee of the work. Check that the dates still cover the week the work is scheduled.
The work, named materials, price and payment schedule should be clear, along with the process for changes, cleanup, required approvals and any warranty terms. For replacement, ask how concealed decking repairs will be priced and authorized.
Our roofer shows up, and that roofer quotes the job, does the work, and sets any warranty terms on it. If it matters to you whose hands are on the roof, ask whether the work is done in house or subcontracted, and ask before the estimate gets signed and not after.
Yes. The roof cost calculator gives replacement context from published regional contractor ranges. It does not inspect the roof or establish our roofers’ prices. Compare measured proposals for the actual work.
